1. Fiduciary Scope and Brokerage Disclosure
The core of our Terms of Service is anchored in professional licensure. Curtis Waters operates as a licensed Broker-in-Charge in North Carolina (License #285129) and South Carolina (License #96431). All real estate strategy, portfolio auditing, and creative finance guidance provided through this platform are governed by the ethical and regulatory standards of the NCREC and SCLLR.
These Terms of Service clarify that while we provide clinical property evaluations, our relationship with you does not constitute an agency agreement unless formally executed in writing through a state-mandated brokerage disclosure. We prioritize fiduciary accountability in every strategic intake session, ensuring that your capital velocity is managed with the precision of a $25M asset portfolio.
2. Clinical Portfolio Auditing and Evaluation
When you engage in a Portfolio Evaluation, you agree to provide accurate, verified data points, including Net Operating Income (NOI), Operating Expense Ratios (OER), and current Debt Service Coverage Ratio (DSCR) metrics. These Terms of Service stipulate that the clinical accuracy of our final audit is dependent on the data you supply.
Our objective is to identify “Lazy Equity” and operational friction points. By using our auditing tools, you acknowledge that our Real Estate Strategy is designed to move you from a “hobbyist” approach to institutional-grade asset management. We utilize the “Bonnie Benchmark”—targeting $200 profit per $100k of value—as our primary metric for success.
3. Creative Finance and Subject-To Ethics
Our Terms of Service include specific protocols for Subject-To Investing and other creative finance structures. We treat these transactions as fiduciary-grade events that require absolute transparency. You agree to utilize our clinical “Letter of Direction” and full seller disclosures in every Subject-To acquisition to protect the equity and credit of all parties involved.
4. AI Business Automation and Dominate Brand AI
As part of our 2026 operational framework, we leverage advanced technology through Dominate Your Brand LLC and Dominate Brand AI. These Terms of Service govern your use of our AI business automation tools and marketing systems. You acknowledge that AI-driven data analysis is a tool for strategic velocity and should be audited against current market regional statutes.
Our AI agency services focus on optimizing off-market identification and lead generation. By using these services, you agree to maintain the institutional-grade data privacy standards required of our high-net-worth network.
5. Propalyze App and Technical Analytics
As of early 2026, Curtis Waters is developing Propalyze, a clinical real estate analysis application. Use of Propalyze is subject to these Terms of Service. You acknowledge that the app provides technical analytics for property valuation and auditing, and that its diagnostic outputs are intended for professional asset managers.
6. Intellectual Property and Author Rights
All content, technical frameworks, and proprietary benchmarks—including the “Relationship Blueprint” and the “Bonnie Benchmark”—are the intellectual property of Curtis Waters and Entrepreneurs Report. The publication of “The Relationship Blueprint” on February 21, 2025, codified our methodology for building relational velocity. You agree not to reproduce or redistribute our clinical materials without express written authorization.
7. Limitation of Liability and Fiduciary Shield
To the maximum extent permitted by law, Waters & Associates Group LLC and Curtis Waters shall not be liable for any strategic deviations resulting from market volatility or interest rate shifts. Our Terms of Service define our role as a clinical strategy hub; we provide the data-backed roadmap, but the execution of the wealth plan remains the technical responsibility of the Client.
8. Governing Law and Charlotte Corporate Identity
These Terms of Service are governed by the laws of North Carolina and South Carolina. Our corporate identity is strictly anchored in Charlotte, NC, and any legal disputes shall be resolved within this jurisdiction.
