1. What Is Net Operating Income (NOI)?

Net Operating Income (NOI) is the annual money an apartment building earns after paying all daily bills. It does not include mortgage payments or income taxes.

Formula: Net Operating Income (NOI) = Total Gross Rental Income – Total Operating Expenses

Operating expenses include property taxes, insurance, power, water, repairs, and management fees.

2. What Is the Operating Expense Ratio (OER)?

The Operating Expense Ratio (OER) measures what percentage of your rent goes toward running the property. It shows how efficiently a building operates.

Formula: Operating Expense Ratio (OER) = Total Operating Expenses ÷ Gross Operating Income
